Selling homes is complicated. It’s a procedure that involves stringent legal requirements and large sums of money. It also demands a tremendous amount of experience, knowledge and time. If you’re tempted to sell your home independently, without seeking help from real estate professionals, first ask yourself the following questions:
- Will you really save the commission? No, more often than not, buyers see bargains and assume you’re selling for a lower price because you don’t have to pay commission.
- Do you have the time? Without the support of real estate professionals, you’ll be the one who has to pay for and write ads to market your home, screen potential buyers, run open houses, take calls day and night, fill out all the paper work, and do countless other things.
- How are you going to target prospective buyers? Without an agent, you won’t have access to the large pool of potential buyers in the MLS listings, which are only available to real estate professionals. They have a wide referral network of other professionals, all of whom could find the right buyer for you.
- Is your skin thick? The emotional investment may prevent you from being objective when hearing negative comments about your home. Defensiveness can kill a sale! Also, you will meet people who you don’t personally like, but must still consider them as potential buyers.
