According to the NAR study, each room in a home isn’t treated equally when it comes to staging. While nearly half of purchasers’ agents say that seeing a staged living room is important to their customer, only 19% of purchasers’ agents feel the same way about bathrooms and 8% about guest bedrooms.

Knowing what rooms are essential (such as the following three after living rooms: master bedrooms, kitchens, and dining rooms) allows sellers to focus their efforts on certain areas to achieve the most impact with the least amount of work—while also avoiding those that don’t seem to make much of a difference.

This may be the nail in the coffin. One-quarter of buyers’ agents told the NAR that staging a property increased its asking price by 1% to 5%. Among sellers’ agents, 22% said it raised the offering price by 6% to 10%, and 17% said it boosted it by 6% to 10%.

Staging, on the other hand, had a significantly more positive impact on sellers’ pricing, with 0% of agents for both sides believing it had a detrimental influence. It’s easy to see why staging is worth the effort when there’s nothing to lose and everything to gain. This is especially true for properties with distinctive or highly particular decor.

5. Decreases the Amount of Time a Home Is on the Market

The NAR study showed that staged homes spend an average of one week less on the market than non-staged homes. This is likely because potential buyers can see the home’s full potential and are more willing to put in an offer.
