5 Things to Look for During an Open House
One of the best parts of looking for a new home is attending open houses. After all, you get to see your new potential space in person, walk through rooms you’ve been envisioning in your head, and take a look at the overall vibe of the property. It can definitely be an exciting time, but knowing what to look for during an open house can also be overwhelming and confusing.
There are just so many things to consider when looking for a home. What style do you want? What area do you want to live in? Is it worth the price? The list goes on and on. So, we’ve put together a list of five key things that you should keep an eye out for during the open house process.
1. Location and Neighbourhood
The first thing you need to think about when attending an open house isn’t even inside the house itself – it’s the location and neighbourhood. You need to feel comfortable in the area you’re going to live in, so take some time to explore the surrounding streets. For example, you can drive around the block and visit nearby restaurants, cafes, and shops to see what the area is like.
It’s also a good idea to ask the real estate agent questions, like what schools are nearby, what the crime rate is like, and what the average noise levels are. All of these factors are incredibly important when it comes to making a final decision.
2. Layout and Space
Now, let’s get back to the property itself. When you walk into the open house, take a moment to really look at the layout and space. Can you envision yourself and your family living in the space comfortably? Is there enough storage? Is the kitchen spacious enough? These are all things you need to consider when assessing the space.
Some other factors to keep in mind are the number of bathrooms, bedrooms, and the layout of the living room. And if you have any furniture, it can be helpful to bring a measuring tape and see if it would fit in the space.

Another important thing to consider when attending an open house is any renovations or repairs that need to be done. So, look around and see if there are any cracks in the walls, water stains on the ceiling, or mould in the bathroom. You’ll want to make a note of any potential costs of repairs or renovations and how that could impact your budget.

For many people, natural lighting is crucial when it comes to making a space feel bright and inviting. If this sounds like you, then be sure to consider the natural lighting in the rooms. Take note of any light-blocking obstructions or if it looks like the windows need replacing.
And while you’re at it, you may want to pay attention to the energy efficiency of the home as well. Ask the agent about the age and condition of the HVAC system, insulation, and any other energy-saving features that may be in place.
5. Price and Investment Potential
Lastly, consider the price of the home. Is the asking price reasonable for the features offered? Does it make sense when compared with other homes in the area?
Additionally, a major factor in investing in property is the potential for resale value, even if you’re planning on staying there for a while. Will the home increase in value over time? Or is there a good chance that you’ll lose money in the long run?
