How Long After a Showing Do Buyers Make an Offer?

There’s no single timeline for when a buyer will make an offer after seeing a house. In a competitive market, they may act within hours; in a slower market, they may take a few days to compare homes, discuss terms, or prepare their offer.

In this post, we’ll look at what can affect the timing of an offer and when sellers may start to get concerned.

What Can Affect How Quickly a Buyer Makes an Offer?

Even when a buyer likes a home, that doesn’t always mean an offer will come in right away. A few different things can affect how quickly they decide to move forward.

Level of interest

Typically, the more strongly a buyer feels about a home, the more likely they are to act quickly. If the property checks most of their boxes and they’re worried about losing it to another buyer, it may make sense for them to make an offer shortly after the showing.

On the other hand, a buyer who likes the home but has concerns about the price, layout, location, condition, or anything else may need more time to think it over. They may still be interested, but they’re probably weighing the pros and cons before deciding what to do next.

Comparing other homes

A buyer may like your home and still have three other showings booked for the weekend. In that case, they may hold off on making an offer until they’ve seen what else is available.

This is especially common when several similar homes are on the market at the same time. Buyers may compare price, condition, location, and features side by side before deciding which property makes the most sense.

Second showings

Sometimes, the first showing is just enough to get a buyer interested. The second is where they start looking at the home more seriously.

Seeing the home again gives them a chance to slow down and pay attention to details they may have missed the first time. They may also want to bring a partner, family member, or someone else whose opinion matters to them, or just take measurements or look more closely at specific parts of the home.

That second showing can even turn into a third or a fourth depending on the buyer. And until they’ve seen the property enough to be sure, they may not be ready to make an offer, which can add a little more time to the process.

Preparing the offer

Of course, deciding to make an offer is only part of the process. The buyer still needs to work through the details with their agent before they actually submit anything, which can take a little time if there’s some back and forth over the terms.

So, even when a buyer has made up their mind, the offer may not arrive right away.

When Should Sellers Be Concerned After a Showing?

Although there are plenty of reasons why an interested buyer may not make an offer right away, there comes a point where repeated showings without any offers can start to tell you something.

A few signs that the lack of offers may be worth looking into include:

  • You’ve had several showings but no offers.
  • Buyers keep giving similar feedback about the same issue.
  • Your home is getting attention online, but interest drops after showings.
  • Comparable homes are receiving offers while yours is not.

When one or more of these scenarios occur, the next step is to look at the feedback alongside current market activity. You may find that buyers are reacting to the price, presentation, or how the home compares to nearby listings. The important part is figuring out where the disconnect is before more time passes.

Need Help Turning Showings into Offers?

If buyers keep viewing your home but no offers are coming in, it may be worth taking a closer look at what’s holding them back. Sometimes the issue is obvious. But other times, it takes a better understanding of the local market and buyer behaviour to spot the problem.
